3) You can get a BPO, which stands for Broker Price Opinion, done on your property.   A Broker Price Opinion, is where a real estate Broker can give you a value on your property based on the comparable sales, your properties present condition, or state or repair, the upgrades that you have compared to the sold properties in the area.  Do not get an appraisal and a BPO confused, a BPO may come to the same dollar value as an appraisal, yet a BPO can not be used for value when you are seeking a loan on the property.  A Broker can charge for providing you a BPO, and that fee will be usually much less than an appraisal, and will be determined by the Broker doing the BPO.  In today’s real estate market with regard to Short Sales, the banks do use a BPO to determine value, before they approve or counter an offer to purchase the property, that is being sold in a Short Sale.
